Booking and Availability

How do I book a unit?

Visit booking.roundtop-rentals.com to browse available units. Select your desired move-in and move-out dates, choose your preferred location (Seattle or Bellevue), and browse available units with photos, pricing, and amenity details. Once you find a unit that fits your needs, you can book directly through the website. After submitting your reservation, our team will confirm availability and send you a lease agreement within 2 hours during business hours. What is the minimum stay?

All of our units require a 30-day minimum stay. We offer month-to-month terms after the initial 30 days with no long-term lease commitment.

How quickly can I move in?

We can have a unit move-in ready within 48 hours of a confirmed booking. For urgent placements, same-day move-in may be possible depending on availability.

Is there a security deposit?

It depends on your booking type. Corporate, insurance, and GSA renters are not required to pay a security deposit. Individual and self-booked renters may be subject to a non-refundable security deposit. Please contact us for details specific to your situation.

What is your cancellation policy?

We ask for a 20-day written notice before your intended move-out date. Please contact us for specific terms, as policies may vary depending on the rental agreement.

Pricing and Payment

How much does it cost?

Our rates vary by unit type, location, season, and length of stay. All of our rates are priced below GSA per diem lodging rates for the Seattle area. Contact us for a custom quote based on your specific needs.

What payment methods do you accept?

We accept ACH bank transfers, checks, and major credit cards. For corporate and government clients, we provide monthly invoices formatted for expense reporting and reimbursement.

Do you offer corporate or volume pricing?

Yes. We offer preferred partner rates for staffing agencies, relocation companies, corporate HR departments, and repeat clients. Volume pricing is available for organizations booking 3 or more units concurrently. Contact us for a custom rate proposal.

Are your rates GSA per diem compliant?

Yes. All of our rates are priced below the GSA per diem lodging ceiling for the Seattle metropolitan area. Government contractors and federal employees receive full per diem reimbursement when staying with us. We provide invoice-ready documentation formatted for government expense systems.

What's Included

What comes with the unit?

Every unit is fully furnished and includes all utilities (electric, water, gas), high-speed WiFi (940+ Mbps), in-unit washer and dryer, a full kitchen with cookware, dishes, and utensils, premium bedding and linens, a dedicated workspace, smart keyless entry, and 24/7 support.

Is cleaning included?

Cleaning is not included in the base rent. Professional cleaning is available as an optional add-on at $125 per cleaning for Seattle units and $150 per cleaning for Bellevue units. Many guests prefer to use the in-unit washer/dryer and handle day-to-day tidying themselves.

Is air conditioning included?

Our Bellevue units include central air conditioning at no additional cost. Our Seattle units do not have central A/C, but portable air conditioning units are available as an add-on for $60 per month during warmer months.

Do your units have washer and dryer?

Yes. Every unit across all locations has an in-unit washer and dryer.

Is WiFi included?

Yes. Every unit includes high-speed WiFi at 940+ Mbps, which supports video conferencing, streaming, telemedicine, and remote work without issues.

Parking, Pets and ESA, Location and Access

Is parking included?

Parking availability varies by location. All Seattle locations include free street parking passes. Select Seattle units have optional garage parking available for \$200 per month. Bellevue units include 2 dedicated parking stalls at no additional cost.

Do you allow pets?

Yes, we allow pets up to 50 lbs. Pets over 50 lbs require prior approval—please contact us before booking. There is an additional pet fee and monthly pet rent of $50 per pet per month. Emotional support animals (ESAs) are welcome at all of our units with proper documentation at no additional charge.

Where are your units located?

We have 10 units across two markets: 8 units in Seattle’s Beacon Hill neighborhood and 2 units in Bellevue. Our Seattle units are located near Light Rail, Jefferson Park, and the VA Puget Sound campus. Our Bellevue units are near downtown Bellevue, Microsoft, and Amazon campuses.

How far are you from major hospitals?

VA Puget Sound: 1.5 miles. Harborview Medical Center: 2 miles. UW Medical Center: 4 miles. Seattle Children’s Hospital: 6 miles. Swedish Medical Center (First Hill): 2 miles. Overlake Medical Center (Bellevue): 3 miles from our Bellevue units.

For Corporate and Government Clients

Do you provide invoices for reimbursement?

Yes. We provide monthly invoices formatted for corporate expense reporting, insurance claims, and government reimbursement. Our documentation is compatible with standard corporate expense systems.

Are you registered with any insurance housing networks?

Yes. We are a registered housing provider with ALE Solutions and Alacrity for insurance displacement placements.

Are you a registered government vendor?

Yes. T&A Investment Group LLC (operating as Roundtop Rentals) is registered on SAM.gov with an active CAGE code and FEMA certification.

Can you house a crew of multiple people?

Yes. We have 5 units in one building at our Beacon Hill location, which allows us to house crews of up to 5 under one roof. For larger deployments, we work with a local partner network to source additional inventory.
